Four Things to Know when Buying a Home

When shopping for a home, potential buyers often have the same few things in mind: how much does it cost, what’s the square footage, where is it located, etc. While these things are important to consider, they are usually focused on the home itself and not necessarily about the broader implications and aspects of buying a home. Here are four things you need to know when you’re shopping for a home.

The first thing is your wish list. It’s important to have a clear picture of what type of home you want. Consider things like the overall square footage, number of bedrooms, neighbourhood, and proximity to amenities.

The second thing to have is a pre-approved mortgage. Getting this handled upfront takes the guesswork out of what you can afford and will help you keep your expectations realistic. It’s also helpful for your real estate agent to know, and will make you come across as more serious to sellers.

Speaking of realistic expectations, that is the third thing that you need. It’s quite possible that when you’re ready to sell your current home and buy a new one, your dream home won’t be available. Or, it may be too expensive and so you might need to make some concessions when it comes to your wish list. Fortunately, the real estate market in Kelowna always has a great selection of properties in different price ranges.

Finally, you need a good real estate professional on your side. This is crucial to making your home buying experience less stressful and more effective. A real estate professional will help you understand the local real estate market, including how much your home might sell for and what kind of homes are available within your price range.

Taking these four points into consideration will dramatically increase your chances of finding a home that fits your needs and budget.
