When it comes to selling your home, what can you do to ensure you earn top dollar for your property? Whether you have a small budget or a bit more to invest, refer to these five simple home improvements to increase your home value before selling your home.

1. Paint Makeover

Paint, paint , paint. A fresh coat of paint goes a long way when selling your home and is one of the most simplest home improvements that can have an enormous impact. Nothing is more welcoming to a new buyer than walking into a home that is fresh, clean, and bright – And to you that means value.

PRO TIP: When it comes to choosing the right colour for your home, remember to stick to neutrals, as you want any buyer that walks through your door to imagine themselves living there.

2. Caulk To The Rescue

Some of the best home improvements to increase value before listing are quite simple and inexpensive. For under $5 you can buy a tube of caulk at your local hardware store and it can do wonders to your kitchen and bathroom. You can also use the acrylic latex or vinyl latex to seal leaks around doors and windows to reduce drafts, cut home energy costs, enhance your house’s energy efficiency, and decrease your carbon footprint – All a major win for buyers who are looking to make your home theirs.

PRO TIP: Make sure you are using the correct type of caulk before starting your home improvement. Vinyl latex can be used in damp areas and lasts about 5 years. Acrylic latex works best in dry environments and will perform for up to 15 years.


3. Upgrade Your Countertops

Kitchen updates are always a smart move and if done right can increase the value of you home significantly. If you are willing to invest a bit more upfront updating your countertops is a home improvement that can yield a great return on investment, sometimes recuperating up to 100% of the cost. The options are endless when it comes to countertops – Quartz, marble, granite, soapstone, etc. If that seems like too big of an investment other great simple home improvements include, sanding and painting existing cabinets as its much less expensive than buying new ones, or adding some decorating details like changing the drapes and window molding.

The options are endless when it comes to giving a boring brick fireplace a simple modern makeover. The simplest way to revive an old fireplace is to add a fresh coat of paint! White paint gives a traditional brick fireplace a sense of lightness still maintaining its elegance. Other simple options to give your fireplace a facelift includes adding a mantel or decorative molding, all of which you can DIY with a simple tutorial from places like YouTube or Pinterest.
